How Long Do Short Sales Take in Ann Arbor?

How long do short sales take in Ann Arbor is a question I get asked quite a bit.

The answer is it depends.

  • Depends on the bank…
  • Depends if there is two loans…
  • Depends if the agent knows what the heck they are doing…

One of the first things we do on the Missy Caulk Team is collect EVERYTHING the bank(s) are going to require UP FRONT.

Short sale packages How Long Do Short Sales Take in Ann Arbor Area? It is called the “Short Sale Package” and includes, last 2 pay stubs, hardship letter, last 2 years of tax returns, authorization forms and financial work sheet.

Once we have collected this from the sellers, we label each page with the sellers last name, the loan(s) numbers and the last 4 digits of the sellers Social Security numbers. This goes on every single page, because banks are known for loosing them.

Then we wait for the offer to come in. Once it does, we send it off to the bank with the whole Short Sale Package.

After this it is out of our control.

 

So in answer to your question, "How long do Short Sales take in Ann Arbor?"

It depends.

But, we were prepared and ready to go to do our part in moving the Short Sale Process along.

Can I Mark Out Something on a Bank Addendum?

Sign on the dotted lineOne question we continually have come up in Ann Arbor is when we are working with a buyer on a Foreclosure is?

Can I Mark Out Something on a Bank Addendum? 

After your buyer's offer is accepted on a foreclosure the bank will send ove their addendums. It can range from 10-48 pages of Bank Addendums.

We strongley encourage our buyers to have a Real Estate Attorney to read the addendums before signing.

Most of the attorneys here in Ann Arbor that I work with are quite familiar with them. Sometimes they would like to mark out a paragraph or some wording.

We tell them that the bank will not accept scratch throughs or mark-ups and the Attorneys confirm this.

Banks are selling foreclosed homes all over the United States and they have their own forms to make it consistent for them.

Typically the one big hang-up for buyers is the paragraph about not closing on time and the per diem rate if they fail to do so.

The buyers feel out of control and can't do anything about the promptness of their lender getting it closed on time.

They ask if they can mark that sentence out?

Nope

 

 

"Just stay on top of your lender, make sure all the paper work they ask for it sent to them promptly. Tell them to go ahead and order the appraisal."

The listing agents on the foreclosed properties say that banks don't impose the per diem rate "if" it is only a few days late, but there is no guarantees.

There are many advantages in terms of price in purchasing a foreclosed home in Ann Arbor but not being able to not change the bank addendum's is one area that the buyers must be willing to accept.

I am submitting an offer(?) in the AM for a foreclosed home. It is basically a one page document, more like an application. Now that is a first for me.

The listing agent said they will review the application, and if we are chosen, give us 7 days to do inspections. During the 7 days they will not entertain any other offers. If the inspection is fine, then they will send over their bank addendums for us to sign.

Will we be able to change them?

Guess what we will tell them?

TODAY, DECEMBER 21, 2010, THE OBAMA FEDERAL COMMUNICATIONS COMMISSION SUCCEEDED IN SOCIALIZING THE INTERNET.

Thanks to Lenn Harley for saying this. I have felt the same way. I know the National Association of Realtors endorsed Net Neutrality and did some of other Realtor friends.

But, it is one step in the door of FREE SPEECH.

This is not a Republican or Democrate Issue, this is a once again a wolf in sheeps clothing.

Can I ask you what was broken that needed fixing?

Why was more CONTROL needed??

TODAY, DECEMBER 21, 2010, THE OBAMA FEDERAL COMMUNICATIONS COMMISSION SUCCEEDED IN SOCIALIZING THE INTERNET.

This isn't the first time that the government or a regulatory commission has designed a solution and then created a problem for which to use the "FIX".

The Internet is a network of networks.  How will the ACTIVERAIN network operate when their cost of broadband exceeds their ability to deliver speed necessary.  Would ActiveRain survive if the members were required to pay for use, perhaps so many $$$ per each 5 minutes.  This is the way AOL charged back in the early 1990s.  So many $$$$ for so many minutes/hours of use.  Heave commercial users consume large amounts of bandwith for which they pay, often through sponsors / advertisers.  Will their use be limited based on the governments determination of "need"??? 

IT'S ALL ABOUT JOBS FOR THE AMERICAN PEOPLE . . . .   Isn't it????  Chairman of the FCC, Julius Genachowski, explains that the new regulations will advance American innovation, economic growth, and job creation.  I seem to remember that the same justification was used to nationalize health care,  force banks to make home loans and nationalize student loans.

WHAT IS THE INTERNET??  Is it an information service OR is it a phone line.  By treating the Internet like a phone service, the FCC seeks to regulate the Internet like a phone line.  That presents a bleak vision for the future of the cost of Internet service.  What are you paying for telephone service??? 

NET NEUTRALITY IS NOT COMPETTION BASED.  The rules appear to apply to phone and cable companies and designed to prevent them from exercising control over broadband connections.   How is the FCC going to prevent online service companies from providing fee based services?   Heavy users of broadband pay more for bandwidth and speed.  Lesser fees deliver less service.  OMG, the FREE MARKET AT WORK.  Got to stop that nonsense.

IS THIS A CLEVERLY OBSCURED PLAN TO TAX THE INTERNET???  I am of the opinion that the "END GAME" in this action, in addition to information control, will be to give the government the ability to introduce TAXESinto the system.   The more the government is involved in any industry, the more it can find ways of taxing the use, directly or indirectly.   It naturally follows thaInternet userst guidelines, regulations and enforcement will come with a cost.

OR, IS THIS JUST THE FIRST STEP IN INFORMATION CONTROL??  The Obama administration has always supported and promoted The Fairness Doctrine.  Is net neutrality just another word for CONTROL of information on the Internet???  Yes, I'm paranoid. 

WILL THERE SOON BE TWO INTERNETS?  The rule appears to permit broadband providers to route traffic from certain services over dedicated networks separate and apart from those services available to the public.  Competition between providers could offer "premium upgraded" service for subscribers and another "domestic or regular" service for consumers at a far lower price.

Broadband today is considered a PUBLIC INFORMATION service and not regulated.  THE GOVERNMENT SIMPLY CANNOT PERMIT a freely accessible information service to exist.  This is, IMO, not about the Internet at all.  It's about POWER and CONTROL - - Control of Information. 

Congress can stop this insanity.

Here's the Latest News on the HAMP Loan Modification Program

Ann Arbor homeowners who have tried to have your loans modified and not been success, read this post.

Written by my friend Melissa Zavala who has closed over 500 Short Sales this year, when she writes I listen.

"The report states that the government’s loan modification program (HAMP) has not provided assistance to the 3 or 4 million homeowners that Barack Obama stated would receive more sustainable mortgage loans when the Home Affordable Modification Program (HAMP) was launched in March of 2009. Instead, only about 700,000 will have benefitted from this program."

As I commented on Melissa's blog, we now don't even have our clients bother with Loan Modifications, we go straight to short sale and get it sold. I

t is too bad we have to do this but after many trying for a year, and the banks loosing documents over and over again...a short sale iis more effective.We have a listing coming on the market (actually 2) where the homeowners have tried for a year to modify their loan. They want to live there, but one of the parties on the mortage lost their job and they would be a perfect candidate for the reason the HAMP program was launched.

Call us today to review your home if you are upside down on your mortage, have negative equity or need to sell.

HAMPJust the other day, on Tuesday, December 14, 2010, the Congressional Oversight Panel (www.cop.senate.gov) issued a report that provided a scathing commentary on the HAMP program (Obama’s loan modification program)--stating that it has not been nearly as effective as previously hoped.

The report states that the government’s loan modification program (HAMP) has not provided assistance to the 3 or 4 million homeowners that Barack Obama stated would receive more sustainable mortgage loans when the Home Affordable Modification Program (HAMP) was launched in March of 2009. Instead, only about 700,000 will have benefitted from this program.

It is interesting to note that while the Treasury initially committed $75 billion of Troubled Asset Relief Program (TARP) funds to the HAMP initiative, it now appears Treasury will spend only $4 billion on HAMP incentives.

The members of the panel even stated that government’s loan modification program was “ineffective,” and they claimed that the Treasury’s reluctance to address flaws of the program has had “real consequences.”

The report made by the Congressional Oversight Panel also states that the Treasury has failed to hold loan servicers accountable when they have repeatedly lost borrower paperwork or refused to perform loan modifications.

While the latest report on HAMP goes into more detail, it clearly corroborates what most borrowers and real estate aficionados have already experienced—that the concept of a loan modification for troubled borrowers is not as successful or effective as everyone would have hoped.

Who Says Home Stagers Can't Be Inspired by Color?

The holidays are here and many people in Ann Arbor like to paint, get new carpet for their homes. Here is a post on choosing colors if you are repainting for Christmas.

I like the new colors, what about you?

I enjoy keeping my home up to date with the popular colors and trends so I wanted to pass this along to you.

In home staging, we like to stick to a neutral color palette so that we can make the home that's for sale appeal to the broadest range of buyers.  However neutral does not have to mean boring.

I love to use pops of color (red, turquoise, orange, greens, blues) in throw pillows, artwork and decorative objects against the more neutral background colors (beige, grays, whites) in the furniture, bedding and walls.

Even so, I love to see what colors the major paint companies forecast to be THE colors for the upcoming year.  I like to use these colors for inspiration.

Benjamin Moore's color designers are forecasting vintage wine  as their Envision Color 2011's Color of the Year

"First seen on the fashion runways of New York, Paris, and Milan, this rich hue with a deep brown base and a hint of smoky violet is just as magnificent in the home.

As an undertone in many of the latest wood finishes, leathers, and other textiles, vintage wine, and its lighter variations, will make a great paint color pick for many applications over the coming years.

From deep smoky wine to wildly pumped up fuchsia, purple promises to be a predominant color in home décor in 2011."

While I've never used purple or violet or wine-colored accessories in my stagings, maybe I will have to try it for my next vacant staging.

Forecasted Colors for 2011

 
In addition to their Color of the Year, the Benjamin Moore color team also comes up with a palette of colors they are forecasting for the coming year.  The color team reviews cultural, social, and political conditions and looks at how they affect fashion and design trends. Their analysis led to a central Balance theme with three related "style movements"-Soulful, Spirited and Dreamy.  Each of these style movements were then defined by six Benjamin Moore colors.

Communications technology has drawn the global cultures closer.  What may have seemed strange now appears familiar to us.  On the style front, this is visible in ethnic designs, pattern-on-pattern, and handmade decoration such as beading and embroidery. Colors that reflect this include Benjamin Moore's:

Each year Benjamin Moore announces their predictions for the upcoming year in a booklet that's free and available through the company's extensive network of stores.  The booklet contains decorating ideas, photo illustrations, plus the forecasted palette of 18 colors for 2011.

Using Google Docs to Create Forms & Generate Leads

I love to learn from Jeremy Blanton at 210Consulting. I admit I have not used Google Doc's as much as should be. This morning, I followed the advice of this post below and set up a quesionairre on my blog about short sales and foreclosures.

One thing I learned was that Google Doc's has many themes to choose from on your blog.

Google Docs are one of my favorite tools on the web and also one that I think gets overlooked by so many people. Since I no longer own a PC I don't have access to Microsoft Word & Excel, so when I want to create documents and spreadsheets to send to someone I always use Google Docs. Another thing I love about Google Docs is the fact that you can share them with others and collaborate together. One way we collaborate in Google Docs is for our weekly radio show. Since there are four regular contributors into the show, it is a great easy way to share what topics we are going to discuss, notes on our guest speaker and so much more. It's a great way for all of us to access the same info and share things with each other quickly.

The other big function of Google Docs that I think gets overlooked by so many is the form function. The form allows you to create a document that can be embedded into a website, blog post or just about anywhere else. It gives you the creator a simple way to collect information from readers who want to participate. For example, I recently ran a contest for a company where we wanted people to be able to register for the contest. Consumers could simply fill out the form with their name, email address and phone number.

All of the information was then stored in an excel spreadsheet that I could then use to determine winners, and also have a good set of leads to follow up on about possibly purchasing a custom WordPress Site. So you may be wondering, how do you create these forms and how can they be used for generating leads. Well, I am going to show you how to quickly and easily create a form, install it into your site and then how the answers populate. How to Fix Driveway Cracks Video

Ann Arbor folks, need to fix some cracks in your driveway.

How serious are those cracks in your driveway? They should be sealed to prevent water penetration but this is particularly important if you have freezing and thawing. Nothing can destroy a driveway faster that freezing and thawing. Cracks less than ½ inch should be sealed with a latex caulk, designed to bond with concrete, only after the concrete has been thoroughly cleaned. Also consider adding in backer rod before the caulking for the larger voids. This will reduce the amount of caulk required.

These efforts will help keep the water flowing down the driveway and into the street, rather than under the driveway. Check out this video for more!

Social Media is all about engagement and conversation. Most of us have started our Facebook Business pages.  On your business page you never know if someone comments on your posts because it does not notify you.  Very frustrating having to go back and check throughout the day.
