Listed below are the 3rd quarter marketing reports for Washtenaw County. Included are all of the different areas of Ann Arbor, and the surrounding area's of Saline, Dexter, Chelsea, Milan, Ypsilanti (and all it's areas) Ypsilanti Township, Whitmore Lake and Manchester.

Amazingly enough as the entire country was embellished in terrible market and economic conditions we still managed to sell houses. In fact, sales were up in October of 2008 by 16.5% from October of 2007.

The bad news is that the sales price is down 10.5%, and that hurts sellers.

One positive sign is that the number of listings coming on the market are down. I believe that sellers are no longer "testing the market" but waiting if they do not have to sell.

Here are the charts, you can find your area, look at the price range where you think your home would sell, then look at how many homes sold and how many are active.That will produce the "absorption rate". The absorption rate is used to determine how many months it would take to sell your home, if no other houses were listed.

The 3rd quarter market reports for condos in Ann Arbor.  Once a month I publish these reports created by Big House Data, a firm I use in Ann Arbor to scrub the data from the Ann Arbor Area Board of Realtors.

The number of listings of condos in Washtenaw County was down, the solds were up and the sale price was up from Oct 2007 to Oct 2008. The up price was 1.5% but this is still UP ! This is a good sign because as we decrease our inventory the sales prices will stabilize.

Today is a day that the federal government and the majority of the states in the United States, sets aside to honor the men and woman of the military that have served our great nation. With over 24.9 million veterans serving in our military it is a day we set aside to remember them and the service they gave to our great nation.

It is a day to say Thank You.

I have two sons in the Navy currently, my father served in WWII and my granddad in WWI. Today I remember then along with the millions of others who have helped us maintain our freedom and liberty.

Unlike Memorial Day that celebrates the memory of those who fought and died; Veterans Day honors those living, dead and serving today.

Short Sales are getting alot of attention in the Ann Arbor Area. A short sale is when a home owner owes more on their home than the current market conditions will allow them to sell for. You may have heard the it said this way, "the seller is upside down on their mortgage.

Buyers are able to purchase these homes for less than the what is owed to the banks. To purchase a short sale in the Ann Arbor Area, it is important to have lots of patience. Typically a short sale takes a minimum of 12 weeks to work through the process in Ann Arbor, Saline and Ypsilanti Township.

I tried it last night as I wanted to read over the proposals on the ballots and found them both to be very helpful. I

f you are registered to vote in Michigan, just put your name in and it will show you the place to go and the ballot.

Kelly Koehler wrote a post that asked several important questions, if you haven't read it, please go do so. The essense of the post was that you have only a couple of seconds to capture the consumer.

In other words make it look good, make it count.

Here is a screen shot of my IDX Search Site. I show them what they are going to see, before we ask them to register.

When the consumer picks out the area they want to look in and clicks the Search button, then they see this, with the photos, Google maps and Google Satellite Images.

The box Comments/Questions is where a buyer can say anything that we need to know. Like: "Just looking", "Don't call", "I need to sell my house first." 

If they ask us to NOT call, we don't. We respect what the consumer has told us.

Do we get bogus numbers, bogus emails? Yes, but after doing this for 2 years it is rarely both. This is just an example of what you can do. Many IDX's services, are just plain ole' black and white and boring.

If you have a boring IDX, then just see if your web-master will create a landing page for you or use an IDX feed like Kelly's husband provides at Applied Real Estate Technology.

A Halloween Party will be held at the Ann Arbor District Library . Songs, trick or treats at  9:30 to 10:00 AM and a second party at 10:30 to 11:00.

The Treat Parade, begins on Main Street at 11:00 and lasts for 6 hours.  This annual event is a highlight for the children as they dress and walk down Main Street visiting all the merchants where there is balloons in front of the businesses.  Over 50 merchants participate in the Treat Parade, and plan their routes down Ashley, Liberty, Washington, 4^th Street and Washington.

Bean Stalks Play Café in Saline is also sponsoring a Downtown Boo Bash with the Downtown Merchants from 5-8 P.M. An old-fashion down-town Halloween street party.

Burns Park Costume Parade will begin at 2:15 on Friday. This is held and sponsored by the Burns Park PTO and the children dress in costumes, and walk around Burns Park and the block surrounding the school.

Night Terrors at Wiards Orchard is one of my families favorites. Surrouded by an apple orchard it turns into one of the scariest places to visit at Halloween. Night of Terrors in open all Fridays, Saturdays and Sundays in October.  A list of all the attractions at Wiards Orchard can be found here.

Several month ago I listed six vacant lots on Bignal Drive in Howell, Michigan. I am also representing Essex-Home Builders on a property at 6190 Concerto Drive in Saline.

So I thought....................

I have a developer with lots and a builder who wants to build, so I put the two of them together and we now have 6 lots with floor plans and elevations to offer people looking for new construction in the Howell, Michigan area. Howell is located in Livingston County.

Yesterday I wrote this post on Ann Arbor Real Estate Talk. I rarely do duplicate content on my outside blog and here, just on new listings and market reports. I received a Google Alert about 30 minutes after I posted it so I knew it had been indexed.

If I am posting dublicate content I first post on my outside blog, wait for it to get indexed and then post here.  There is no problem with posting your blog here and your other sites.

However, yesterday early in the evening, I received a new Google Alert on my post about Short Sales in Ann Arbor, Saline and Ypsilanti Township.  

It was copied WORD for WORD, and said ADMIN.

Google Blogs Alert for: houses for sale in ann arbor. I follow lot of Google Alerts. Even if you don't want to set up that many, please do your name.

Do NOT click the SPLOG SITE

Basically, what this site is doing is taking RSS Feeds from different sites and putting them on their blog. I commented that, "this my post on Ann Arbor Real Estate Talk, you copied it word for word."

Now if you want to read the post about Short Sales in Ann Arbor, Saline and Ypsilanti Township, do not go to this splog site, but read the original post, by the original author.

Don't give credit to this thief.

I've already looke this morning and it is full of posts dated today. I doubt most people know ADMIN is stealing their hard work to feed their blog.
