Appraisals and Appraisers are holding up the show in Ann Arbor. The past month we have been involved in two VA loans.
We don't have the opportunity to do them often here as we are not near a military base.
After waiting a month to get the appraisal done, we were informed yesterday that some repairs were needed.
NOTHING in the report details.
The lender tried to figure out what the appraiser was talking about;however she could not talk to the appraiser. I could not talk to the appraiser so I called my seller who was spending his last night with friends, saying good-bye.
We met at the house and tried to figure out what needed painting and scraping.
We saw the hand rails on the side deck, and some trim around a small window over the carport. There is NO access to the carport from the inside, the window is for decoration.
The rest of house was fine.
So off he went to Target to purchase scrappers, paint and paint brushes. 
Who knows how long it will take the appraiser to get back out to inspect?
Who knows if this was what he meant?
Regardless, the closing is delayed, the buyers need to move it, the seller left Ann Arbor...yada yada, yada.
One other condition came back and this is just absurb:

The lender said the lot was non-conforming. We had to prove what would occur if the house burned down.
So my assistant made a call to the City of Ann Arbor to get their advice. After they stopped laughing and told us 80% of the lots in Ann Arbor City are non-conforming. This is what we passed along to the lender for this same house.
"Per your inquiry this morning regarding the zoning on 2855 Dexter Rd: This property is currently zoned R1D, residential single family in the city of Ann Arbor. While it is currently non-conforming, the existing structure is grandfathered. If it were to burn to the ground, the owners can rebuild, a single family residence, to current code. 80% of the lots in Ann Arbor have this zoning at present, so this is typical. I received this information from Brenda in the Zoning department. If you require a letter, it must be requested from a planner in their department, costs $25-$30, and will require processing time. If I can be further assistance, please let me know."
She is going to see if this will be acceptable to underwriting.
Are your appraisals and appraisers doing what I call nit picking?
