Short Sales, BPO's, and Going Inside the House

For SaleRight now I am in the midst of a short sale negotiation.

I finally got to a negotiator this week after submitting the complete package on June 3rd. Of course like all short sales you get the run around for days, weeks, a month?

I had been asking for the BPO's to be done, we have an anxious buyer who like most was getting tired of not hearing. I am working with an experienced Realtor representing the Buyer and have kept them updated every week.

For weeks I was told they had requested the BPO, didn't understand why no one had called me.They will call by Friday, yada yada yada

On Monday I called once again to see why I had NOT yet been contacted by someone to do the BPO and the negotiator answered the phone, it was 7:00 AM.

 

She told me, "Missy, the BPO is here and finished."  YEA

I told her I was very thankful and how did it look?

She said, "I think we can make this work."

Then in my exuberance, I asked her..."Wait, how did they get in the house"?

Since I track all my showings, I knew no one had called to enter the home.Look on the inside

I asked her to see if they included photos?

Yes, they did.

I know no one went in the house. I know it, would stake my life on it.

I asked her if they noted any repairs?

No she said.

Ok then I know they didn't enter, because the the master bath shower has NO tile. My clients were in the process of remodeling the bath when he got laid off work and they didn't have the funds to finish.

I told her about it and she asked if I had a repair bid?

I did.

So I emailed her the report which is close to 10K for the new buyer to finish the master bath. 

QUESTION:

How could this happen? Did they scam the Lender and not go inside the house? Did they steal my photos? She was going to check online and see if my photos were the ones they used?

I asked if they ordered a drive-by and she said no. They require photos.
