Each zip code in Ann Arbor, 48103,48104,48105, and 48108 is color coded. The homes that are priced the best and the ones in move in condition are selling fastest. Short Sales and foreclosure's are selling the fastest. Buyers are looking for the "deal of the year".
With the inventory high, the buyers are very unforgiving. If you kitchen was outdated a few years ago, it was no big deal. They would grab the house and plan on adding a new kitchen. Busy road? Not a problem. Now the buyers can afford to keep looking until they find a home that is pretty much in "move in condition."
Except for foreclosure's 99% of the homes I see are in "move in condition."
The one trend I am seeing is the higher the price of the home, the longer it is taking to sell. Unless the right buyer for the right house comes along quickly, the Days on the Market are high.
