"Google Places"... Are you there?

How are you found? How do buyers find you?

Everyone knows I am big on lead generation and have no problem sayin' it. One of the things that I have noticed is how the consumer is searching. It is a way that I would not have believed but it is happening so consistently I wanted to share.

Now the other interesting thing is the potential buyers are searching my companies name. The back end of my web site shows me how they found me with the exact string the home shopper put in. ex... Keller Williams agent Ann Arbor.

Now I would NEVER search by a company name, as I am sure you wouldn't. I would just want to search for a "Realtor in Ann Arbor", "Ann Arbor MLS", "Ann Arbor homes for sale", you know the normal way. But, is there a normal in how buyers think?

Now if you go to Google Search and put in Keller Williams Ann Arbor, my site SearchAnnArborHouses.com comes up first with a map. Then I have four other positions on Google for that same search term with two more of my web-sites and my two blogs.

We are currently working a buyer now whose dad called me on Thursday. I asked him how did you find me? He said on your Google Profile.

If you haven't added your name and location to Google Places, it would be a good idea to do that. If I had seen this only once or twice I would never pass the information on, but this is happening five or six times a week.

One other way I am seeing the buyers search which is funny is Ann Arbor House. Not home, not plural but house. Weird, huh?

Short Sales

  • Write a blog post on Short Sales. Explain what they are as consumers don’t know. 
  • Write it for your area NOT short sales in general. Ex.  Short Sales in Ann Arbor, or Ann Arbor Area Residents What You Need to Know About Short Sales


This will help your rankings in Google. If you make it general your post will be one of hundreds of blogs on Google on Short Sales and you will not be found. The key thing to remember here is to make it YOUR CITY, not general.

8 Weeks to Better Blogging and Social Media

The fact that you are on Activerain, means you have probably already done this. Remember this was written for a Charity Project and not Activerain people. But, if you haven't done it now is a good time.

Day 5

Action:

Write a post on Activerain about a subdivision you want to make a presence in.

  • Name the subdivision in the title
  • Put the name of the subdivision (title) in your first sentence. This is called the <h1> tag.
  • Use the name of the subdivision 3 more times in the post.
  • Add 5 photos of the style of homes in the post
  • Link to the Home Owner Association Documents if they are online

Add all of your social media sights to Posterous so when you post it will automatically go to Twitter, Facebook, YouTube and Flickr.

Subscribe to my Posterous. I will subscribe back to you.

Leave your Posterous URL in the comments below. When you signed up for Posterous, it shows you how to email posts to your blog and you can send them to other sites you have a presense on. If you don't want them to go to Twitter and Facebook, you just email Twitter@posterous.com.

If you already send your Twitter feed to Facebook, you might want to do this because if not it will show up in Facebook twice.

8 Weeks to a Better Blog and Social Media Strategy

Recently I was asked to write for a Charity Event. I missed the deadline. Opps but was chugging away. So now I have 8 weeks of posts for 7 days each week. Some of it will be things my Activerain friends will already know.

Each day I will have a post on something for blogging, social media, or learning about photos.

If you need more training then I invite you to follow along on the journey and do the exercises. Since you already have at least a profile here, I am including Day 2 in this Action Plan.

Internet Lead Conversion...One of my Favorite Topics

ha ha Recently Bob Stewart challenged us to write on lead conversion. In his oh so tactful way he said getting results from leads is usually not the results of the leads but how you follow up the leads.

"I get so sick of hearing people say that 'the leads sucked'. They didn't suck, you sucked. I know it's harsh, but it's the truth. How do I know this? I've seen hundreds of agents work the exact same leads with huge variations in success. The leads were always a constant, the only variable was the person working the leads."

Well I may have said it... more tactful but I have to say I agree.

In fact I have posted on making the first call count. You only have a few seconds to connect in a meaningful way with a person on the other end of the phone or via email. Some agents are better at this than others.

For example, when my daugher calls leads she is NOT trying to sell them ANYTHING. 

She is just trying to connect with them in a meaningful way, be helpful, talk MI football or something of commonality.

She has the ablility to make people relax and let them set the pace of the relationship. Not every person searching for homes is ready to buy right then, the next day, the next week or the next month. But, they will buy from someone, why not you?

More than one contact to convert

 

 

 

 

 

My good friend, Cyndee Haydon that I met here on Activerain, just sent me an email called 12 is the Magic Number in Marketing.

The National Sales Executive Association recently reported the following:

  • 2% of sales are made on the 1st contact
  • 3% of sales are made on the 2nd contact
  • 5% of sales are made on the 3rd contact
  • 10% of sales are made on the 4th contact
  • 80% of sales are made on the 5th - 12th contact

Most people give up after one phone call or one email. "These leads don't work." "These leads are bad."

"NO"

They are not bad, you are just giving up too quickly. Look at that number 80% of all sales are made on the 5th-12th contact.

In the book, "What Americans Really Want...Really by Dr. Frank Luntz, he states, "Consumers are less trusting than any generation since the Great Depression. This means we must work harder to build relationships with our prospects because they do not trust us. Relationships take time to develop. You won't be able to make one or two phone calls and sign a new client. Those days are over. To be successful today, you must have a long-term follow-up campaign, providing multiple touches to your database.

Recently I posted here on Activerain that your old leads are your best leads. 

The question I leave you with concerning lead generation is "Are you leaving business on the table?" "Are you making one contact and moving on to the next?" "How many times are you "touching that client?"

 

Tonight at my team meeting we reviewed last years data and everyone on my team agreed it took more than ONE contact to build trust, establish a relationship and find them a home.They all agreed usually 5-12 contacts.

My main site to search for homes in Ann Arbor Area is SearchAnnArborHouses.com. It is a Tiger Lead Site, that we close over 60% of all our homes from. The back end Rocks!

It is tied into our Ann Arbor Area MLS and when a person registers, they can save their search. Then when a new listing comes on the market they are automatically sent that new listing. (They all think we are sending them)

When a listing comes up the buyer gets the new listings. The buyer agents gets a email or txt they logged back on. We can tell how long they were on and what homes they looked at. Cool, huh?

I'm not going to say 10 days of pain like Ben Kinney suggests is the ONLY way, but I am going to say that most of you are giving up too quickly.

I just had my Search Ann Arbor homes site linked to my fan page on Facebook. Put your main search site everywhere. Track where they are coming from and don't give up on them, build trust and stay in touch.

Why Photo Blogs & www.Photos.AnnArborRealEstateTalk.com

One of my goals I had set for 2009 was to do a photo blog.

Inspired by Ines's Miamism Photo Blog, I loved the idea of keeping folks thinking of moving to Michigan up to date on business, University of Michigan, Ann Arbor and Saline with the power of photos. 

Bobby and BradEnter the Dakno boys...

At ReBar Camp Chicago at a before party, I was talking to Bobby and he told me that Dakno had just launched a new product for Photo blogs. Talk about perfect timing. Since I already had Dakno build my blog and new web-site this was perfect.

I could keep the themes the same but use each site for different purposes. As you may or may not know Google likes different content on page ONE. So I have my web-site, by blog and now my photo blog I am working on getting optimized for each of them. 

I use each site for different purposes as my marketing strategy.

No here is the really cool thing about it, for those of you thinking, "How do you do all this?"

I take a photo on my phone, email to Flickr and Flickr sends it to my photo blog. Easy huh?

I am so excited to be able to take photo's with people in Ann Arbor and Saline. Of course it will be years to be anywhere near the quality as Teresa but I am going to have fun.

This has happened to me Twice in a Week

This week I was backing out of my drive-way and I got a phone call.

"What time does the Saline Rec Center open today?"Saline Rec Center

Pardon me...

"This is the Saline Recreation Center, isn't it"?

No, did you read something about Saline Recreation Center and it had my name on it?"

"Yes"

Fortunately I knew the number of Saline Rec by memory and gave it to him.

Yesterday, I got another one.

Side Track Bar and Grill"Hi, can I book a table to the SideTrack Bar and Grill for Happy Hour?"

Pardon me...

"I want to book a table for the SideTrack for Happy Hour, what time does it start and end."

I told her I had no idea.

"She said, "oh well I'm reading AnnArborRealEstateTalk and thought you were the owner."

We laughed and I thanked her for reading my blog but it was just a post on where they had the best hamburgers.

I went and looked at Google and yep there were my posts on Saline Rec Center and The SideTrack on page one.
