University of Michigan Football Opening Day in the New Stadium

Saturday is opening day for the University of Michigan Football team. After a few bad years, our hopes are once again high and positive.

MGoBlueFootball blog-website just published a video about the Top 10 Moments in Michigan Stadium History.

Tomorrow we open in our newly renovated Big House. We are looking to start some new memories in the new stadium which I shared some photos of a couple of weeks ago when we toured the Big House in a RPAC fundraiser sponsored by the Ann Arbor Area Board of Realtors and the Governmental Affairs Committee.

The offer was submitted on March 30th. It has two loans both with Sun Trust.  The buyers hung in there. Most of my short sales that fail to close are due to buyers getting tired of waiting and having to start the process over.

I have had 5 offers on one of my Short Sales and each time the buyers walked. I think the negotiator is sick of it. I know my sellers are. Of course being the eternal optimist I am still believing it will close. I will post more details later. But, today am just happy for the closing on Emerson.

One of the most valuable sites I have found is Short Sale Superstars. The very minute I get a short sale listing I go there to see how other Realtors have dealt with the bank in question.

It is such a supportive network, started by Broker Bryant.

***A note about the market, this home was built and sold for $526,155.00 in 2005. Then my clients bought it for $436,250.00, in 2007, it sold today for $344,000.00. i would like to say this is unusual...but I can't.

4th of July Events In and Around Ann Arbor

 Ann Arbor Celebrates 4th of July 

The Ann Arbor 4th of July Parade: Always sponsored by the Ann Arbor Jaycees, begins 11 a.m., Sunday. The parade will begin at State, Liberty, Main, and William Streets in Downtown Ann Arbor. As part of the parade there will be a  Patriotic Bike Decoration Contest for children under the age 12.  

  • The Ypsilanti Independence Parade, is sponsored by American Legion Post 282 & Ypsilanti Jaycees. The Ypsilanti Parade begins at 11 a.m. Saturday. The parade begins at Cross Street at Wallace, and travels down Cross to Rice Street in Depot Town.

 

A short drive from Ann Arbor is the Whitmore Lake 4th of July festivities.  The day begins with the Thunder Road Car Show & Cruise. The Independence Day Parade, “The Eagle Has Landed,” features local bands, merchants, and floats.Beginning at 7:00 in the evening the ski show starts followed by the Parade of Lights, where thousands gather on the lakefront to see decorated boats float by in their glory. The fireworks display in Whitmore Lake begins after dusk.

 

The Sunrise Senior Living Center are holding a carnival on the 4th of July Carnival at Sunrise Senior Living, 1901 Plymouth Road, Ann Arbor. Beginning at Noon and ending today. The event a the Sunrise Center is free for anyone who wants to come celebrate the holiday with residents at Sunrise. The carnival will have games, prizes, food, and entertainment. For information, call 734-741-9500.

  • Irish Hills on Devils Lake also has an annual 4th of July fireworks. Beginning after dark, a large barge is brought out the the sand bar where the fireworks are shot off. The last few years this is where we have been.  The show is well worth the drive as it is long and some of the best displays I have ever seen. 
  • Dexter, Michigan begins its celebration with a concert at the Hudson Mills Park at 7:00.  The fireworks begin at 10 or after dark. This is a hugely popular event so you need to plan to leave early so you are not sitting in traffic for the fireworks. 

Regardless of where you celebrate the 4th of July, take a moment to reflect on the big "why' of why we celebrate. We celebrate the birthday of our Great Nation where a few men and an entire nation broke the chains of bondage and birthed One Nation, Under God, Indivisible with Liberty and Justice for all.

Pepsi has been offering an opportunity for schools and non-profits to earn money through their Refresh Project.  You can go to the site and see if any non-profits have submitted a project and vote there.

Saline is currently number 15 in line for the $25,000.00 award. Only the top 10 in each price will be award a portion of the 1.3 Million, Pepsi is offering. Prices will be offered to the Top 10 in the 5K, 25K, 50K and 250K price ranges.

Listings...Appraisals...Closings...oh my in the Ann Arbor Market Area

Listings, Appraisals...getting to closings...oh my in the Ann Arbor market area.

Back in January 08, I did a series on Appraisals and Square Footage Issues. We are still going through appraisal issues in Ann Arbor and this was before HVCC became a law. I will share the story after we either get to closing. (if...)

post on pricing today on Activerain.

Here is an excerpt:

Then... I would talk about how it is NOT the seller who determines the price.  Of course, when I said that... they would look at me kinda funny-like... (I get that a lot... LOL)... and then they'd try and guess that it would be the buyer. 

Noper... said I.  Nor is it the Realtor either. 

The one who most determines the price... is the appraiser.  That is when I would really start laying the blame... or the answer for the suggested list price... right square at the feet of the appraiser.

I'd tell them about the appraisal process... and about how the appraiser has to submit the closest three comparable sales she can find... to justify her price.

Then we would talk about how "accountable" the appraiser had to be... in substantiating, or "proving" the price of the house... when they did the appraisal.

Finally... I would ask the seller this: 

Mr and Mrs Seller... if you were the appraiser, and your job, your entire career, your family's future income... if all of that was riding on your submitting the three best comps that "prove the price..." which three would you choose ?  Now remember... your job as an appraiser... depends on you picking the most correct three !"

I have rarely, if ever, seen this fail.  Usually they end up picking even lower comps than I would have used to determine their asking price.

WE (The Missy Caulk Team) do CMA's for both sellers and buyers. It is the data, the numbers, that count, NOT what our sellers want to price the home at, NOT what the buyers "think" it is worth.

When you have a listing agent overprice from the beginning, you are fighting them, (their ego), the sellers who were NOT TOLD THE TRUTH, and then the appraisal evaluation.
