9056 Emerson in Saline Michigan a short sale closes today.

The offer was submitted on March 30th. It has two loans both with Sun Trust.  The buyers hung in there. Most of my short sales that fail to close are due to buyers getting tired of waiting and having to start the process over.

I have had 5 offers on one of my Short Sales and each time the buyers walked. I think the negotiator is sick of it. I know my sellers are. Of course being the eternal optimist I am still believing it will close. I will post more details later. But, today am just happy for the closing on Emerson.

One of the most valuable sites I have found is Short Sale Superstars. The very minute I get a short sale listing I go there to see how other Realtors have dealt with the bank in question.

It is such a supportive network, started by Broker Bryant.

***A note about the market, this home was built and sold for $526,155.00 in 2005. Then my clients bought it for $436,250.00, in 2007, it sold today for $344,000.00. i would like to say this is unusual...but I can't.

Pepsi has been offering an opportunity for schools and non-profits to earn money through their Refresh Project.  You can go to the site and see if any non-profits have submitted a project and vote there.

Saline Area Schools

Saline is currently number 15 in line for the $25,000.00 award. Only the top 10 in each price will be award a portion of the 1.3 Million, Pepsi is offering. Prices will be offered to the Top 10 in the 5K, 25K, 50K and 250K price ranges.

Stephen Laatsch, Assistant Superintendent for Saline Area Schools, is the program administrator.

The Saline Goal

Project Lead The Way is the most innovative STEM (Science, Technology, Engineering, and Math) program that I have ever seen. It uses a powerful combination of computer based technology mixed with real life hands-on learning to give middle and high school students an opportunity to get immersed in science and technology.  Project Lead The Way is divided up into six learning units.  These units included Design and Modeling, Automation and Robotics, Magic of Electrons, Science of Technology, Flight and Space, and Energy and the Environment.

AAI is the American Athletic Institute is a Sports Consulting Firm dedicated to helping people both in and out of sports.The AAI primary focus is on  the education of student athletics on the dangers of drugs and alcohol.

Recently AAI staff made a trip to Saline High School and as they posted on their web-site:

"What an incredible school", said John Underwood (Director of AAI).  Underwood stated he was absolutely impressed by the commitment to excellence in athletics. Coming off winning several State Championships from winter sports, the timing for this program was fantastic... The coaches and school administrators spent most of the day observing programming from AAI.

When we had a break for dinner, the Superintendent (Scott Graden) asked to join us. "That is a rarety" said Underwood. The coaches spent four hours discussing high performance sport and social drug use impact. They are serious coaches and they understood their role in confronting the greatest threat to success.

As many as 700 athletes and their parents, made the trip to Saline,Michigan worth the effort. Saline has incredible facilities, caring adults who set serious standards for youth and a packed auditorium with over 700 parents and students in attendance.

The program was not even mandated. That should tell you why Saline High School is a sport school.

Attendance in the previous 4 Michigan high schools  for the evening sessions were 8, 15, 45 and 25 persons.  That is the difference in adults who care and those who say they do.

As a parent in the Saline Area Schools District, this is not surprising to me. The families are incredibly involved in the lives of their children and the schools.

You can talk the talk or walk the walk... In Saline its not just talk! 

They are for real...
