Preparing your home to sell before coming on the market is critical. Your first showings are always your best, most interested buyers. If the home is not in tip-top condition at the beginning in this Buyers Market it will be passed over.
Are you honest with your sellers?
Do you tell them the truth?
We talk a lot on here about pricing the home correct from the start, being honest, walking away if the sellers won't listen or are unrealistic about the price.... but NOT telling them the truth about condition is NOT doing them any favors in the long run.
Here is a cute little video by Howcast. If you have a hard time being forthright about what needs to be done, then send this their way in a funny little email.
Enjoy!

Missy- I love that video! It was fast, cute and to the points without being mean or naggy. Just the facts:)
Did you post this before because the video seems familiar?
I hope not...lol
I did on my outside AR rain blog, months ago.
Missy this is a really great post and the video is smart! I like the idea a lot!
Very Cute Video!
Missy - cute video. Easy to understand and it makes the key points effectively.
You said but telling them the truth about condition is NOT doing them any favors in the long run. Is this really what you meant? If so, it's over my head. :)

You forgot step number eleven.
Excavate the dead bodies from the basement.
Loved this.
Thanks for sharing.
Hi Missy - great video, thanks for sharing it. We "reblogged" it to share with our readers also. :)

Missy,
Great video! Short, to the point and with just the right touch of humor...!!! Thanks, Fran
Missy,
I like the video, and I think it is a good idea to give the potential Sellers as it has humour, and still does the job of informing
That was a pleasure to watch. It was very nicely done (LOL). :-)
I love this video - great teaching too.
Missy, LOVE IT! Where in the world did you find it? Perfect! I say "man up" on listing appointments, just like you do. It's not the most pleasant job in the world, but it sure saves us all heartache later on, doesn't it?
Hope you are doing well :)
I love the video but I have to take exception to the ceramic pig collection. I mean, come one Missy. Who doesn't love a few hundred colorful little piglets? :) Great video!
Great video Missy. Will bookmark this to share with clients.
Missy, Thanks for this. I just took a new listing from a great client. He has a cat he needs to remove, but he just can't seem to do it. Also a dog, oh and another cat! I just forwarded him the link cause he does have a great sense of humor.
Missy - thanks for posting this. Howcast has some great video stuff on their site. I just posted this on my video blog thanks to you.
Happy Friday, hope you have an awesome weekend. :-)
