Hopefully A Match Made in Heaven In Howell, Michigan

Several month ago I listed six vacant lots on Bignal Drive in Howell, Michigan. I am also representing Essex-Home Builders on a property at 6190 Concerto Drive in Saline.

So I thought....................

I have a developer with lots and a builder who wants to build, so I put the two of them together and we now have 6 lots with floor plans and elevations to offer people looking for new construction in the Howell, Michigan area. Howell is located in Livingston County.

This is the email notifications I send out to people who have registered on one of my web-sites and want to receive new listings.

I believe it is difficult for many people to visualize a home on a vacant lot, so hopefully this will give them a picture of great homes to be built on 2 to 5 AC lots in Howell on 0 Bignal Drive by Essex-Home Builders.

Hi Missy, Now that shows your creative thinking is alive and well. Good Job. I bet you are thinking that most REALTORS would think to do this. Doubt it very much. Your clients are getting the benefit of a very creative thinker. It's about problem solving and serving the public and you are demonstrating just how well you can do that. 

Now, how do we get the rest of our industry to do that?

Missy, you are smarter than the average bear. 

Selling lots is tough because the average consumer has no comprehension of the cost of development. 

In my area, land is the barrier for niche builders.  They don't have the capital to buy and hold lots.  A minor "niche" of my business is putting builders together with lot owners.  They form an LLC to "finish" the lots and then we sell the homes. 

Lots are hard to sell.  New homes are not.  Builders find it hard to get financing these days.  Home buyers can get financing with construction loans.  It's a plan that works.

Howell is such a pretty area!   I love that they still have large lots available.  The developers there really take their time to make sure that some "country" is part of the plans.  You put them both together and I'm sure there are going to be 6 happy new homeowners when all is finished.

Missy - Great work putting the deal together. The size of the lots seem to be very large for the price of the homes. What's up with that? Down here the lots cost so much that the builders have to build expensive homes just to make a profit.

Hi Missy, I list and sell a lot of very challenging build lots in the Hollywood Hills from the Hollywood sign to Malibu. Every time I have a rendition it helps in the sale. BTW I lived in Ipsilanti MI from 1972-1973 EMU:)))
